该职位是戴森英国地产部门的高级管理岗位,负责领导硬服务团队,确保公司所有英国物业(包括办公室、研发实验室、仓库等)的设施维护、合规运营和战略规划

你需要制定长期维护策略,管理团队和预算,并作为硬服务领域的专家,为高层提供战略建议,目标是打造世界一流的工作场所体验

最低要求

工程或地产管理专业的硕士或学士学位优先

在设施/地产领域有工作经验,并至少有5年高级管理岗位经验
可证明的领导能力和战略思维
对有效的外包交付模式有透彻理解
精通系统性解决问题和过程控制技术
扎实的材料和熟练劳动力成本知识,以及对设施安装和修复工程的透彻理解
全面了解相关的本地实践规范,包括安全、健康和环境
强大的规划和组织能力
精通战略思维和故障排除分析技能
能够将设施运营和维护方法与最终用户需求和体验联系起来
优秀的管理和沟通技巧

工作职责

领导英国站点的运营维护

设计并交付硬服务的长期战略,包括但不限于:
响应式维护流程和交付模式,
计划性维护策略和交付模式,
建筑系统与性能,
小型工程(核心项目)计划,
建筑合规性,
许可与安全,
开发并实施关键的战略管理工具,如响应式维护流程、资产登记册、远期维护登记册和计划性维护计划
支持复杂技术问题的故障排除并提供合适的解决方案
连贯地呈现解决方案并证明所需资源的合理性
指导、拥有并管理维护记录,以证明有效且稳健的维护制度
拥有并负责合规性
领导并指导维护团队,确保响应式和计划性维护活动的有效性和效率
领导建筑系统团队,识别并提出建筑系统的高影响力增强和改进方案
领导核心项目团队,交付目标计划,并开发和实施适当的治理和成本控制系统
负责地产许可,与戴森健康与安全部门合作
管理地产维护支出,跟踪实际支出并确保预算绩效
提供与上述关键管理工具一致的战略支出预测
审查并证明资本支出和运营支出请求的合理性,支持成本效率计划
识别并提出用于交付关键维护活动的创新新方法和模型
