工作职责

% 管理和领导区域软服务整体活动：将全球CRE愿景转化为本地软服务需求，包括幸福感和可持续性主题，落实全球标准并转化为服务要求、交付计划、供应商合同及SLA

与专家供应商合作，制定软服务的战略与总体规划、政策、指导方针和端到端流程
平衡性能、服务级别与风险、关键性、总成本，实现最佳实践
与公司CRE一起实施统一的合同和绩效管理方法
支持区域住房与工作场所经理制定长期转型管理战略和搬迁计划
指导IFM供应商加速转型，提供行业领先的高质量服务
建立和优化软服务流程，确保所有与工作场所相关的服务有效交付
主动领导IFM团队，优化流程、系统、组织和治理
通过FMIS管理有价值的数据，驱动KPI和Kaizen计划，实现卓越运营
输出合同支持区域CRE从短期关注转向长期规划，并发展供应商和采购策略
与供应商合作中嵌入创新和持续改进，发展新想法和见解
% 财务预测和实际成本控制：负责相关范围OPEX/CAPEX年度预算计划的制定和估算，建立运营预算及供应链中的逻辑分配
发展区域CRE合同的结构分析、预测和长期财务规划
与业务工程师和采购合作建立单位成本结构
定期（月度、季度、年度）审查各成本中心的财务支出报告，并向财务控制人汇报总结，管理年度预算与支出之间的平衡
% 作为软服务现场/区域合作伙伴：与CRE业务伙伴、区域设施经理及IFM供应商经理合作，担任各种软服务方面的总体顾问和沟通者，收集业务和员工需求，以确定最佳服务交付计划
